A very unique opportunity along the coveted and private Florida River with pristine fly-fishing waters and mature trees in Durango, Colorado. Really and truly, this 4.7 acre property is one-of-a-kind, has a great story as a part of the growth of the region and has been carefully prepared for it's next chapter by the current owners. Reportedly, in 1890, a couple purchased the land from a local cowboy for $1,000. Over the decades the property would pass through time and generations. In the 1960s, the owner "Helen" opened a small store on property to serve the crews building the Lemon Dam. Then, in 2017, a rustic yet contemporary commercial grade log building was designed by local architect, Rick Feeney, and built as the Outpost at Helen's Liquor Store. This newer building includes a spacious loft, covered balcony, half bath, covered porch and heated parking. Along with the beautiful 1,989 SF log building, a new septic and commercial well were installed. The County approved Conceptual Development Plan included the liquor store as Phase I and then a future restaurant along the Florida River as Phase II. What an incredible setting for a restaurant...OR ... the log building could possibly be converted to residential uses, like a man cave, a game room, or a hunting base camp? Imagine a custom residence built along the Florida River with approx. 1,300 feet of river access on a spacious 4.7 acre property. Irrigation rights include Waring Irrigation Pump 0.2 cfs from priority rights in the Florida River. The location is ideal for outdoor enthusiasts with proximity to the San Juan National Forest, Lemon Dam, hiking, hunting, fishing, snowmobiling, camping and all the beauty the Florida River Valley has to offer. The land use is commercial and residential. See Associated Documents. Buyer to verify land use to Buyer's satisfaction with local and state agencies. Offering is real estate only. Wood stoves in photos are excluded. History of Lemon Dam and Reservoir: The Florida Water Conservancy District was established in 1948 under Colorado state statutes as a political subdivision for the Florida Watershed with the task of creating water storage for the watershed. Calculations were made for the volume of water needed to irrigate the Florida Mesa agricultural corridor. The District worked with the Bureau of Reclamation to acquire land through land fees from private owners. Lemon Dam was built between 1948-1963 and is owned by the Bureau of Reclamation (U.S. Department of the Interior). The Keeper of the Dam resides in the house and manages the equipment barn south of the Dam on CR 243, and has overseen the Florida Water Conservancy District’s Dam operations for the past 40 years.
